
Wynn Resorts is moving quickly on the construction of its new casino in the UAE, the first casino to be built in the region.
Wynn Resorts has announced significant progress in the construction of its latest venture, Wynn Al Marjan Island, within the emirate of Ras Al Khaimah.
This project marks the first integrated resort in the United Arab Emirates (UAE), strategically located just 50 minutes from Dubai International Airport.
Construction of the $5bn resort (pictured) is well underway, with 55% of the structural concrete completed. The main resort tower has reached the 26th floor, while the walls up to the 29th floor are already in place, as well.
The dedicated construction team is currently completing one floor per week, aiming for a topping-off ceremony scheduled for December 2025. Over the past three months alone, the height of the resort tower has increased by an impressive 44 meters.
Wynn Design and Development (WDD) leads this project, comprising over 90 architects and designers who are responsible for every aspect of design and development. This unique approach allows Wynn Resorts to maintain full control over its architectural vision.
Currently, approximately 9,100 construction workers are on-site daily, supported by more than 100 concrete trucks operating around the clock.
Rapidly closing in on completion
Upon completion, Wynn Al Marjan Island will feature 1,542 rooms and suites. To date, structural work has been finalised for around 1,121 guest rooms — 73% of the overall target — with fit-out processes already underway in around 820 rooms.
These fit-outs include essential components such as walls, floors, ceilings, and all necessary mechanical systems. Additionally, the installation of elevators and escalators commenced this month.
Wynn said the resort aims to establish a new standard for luxury living through its diverse offerings. Guests can look forward to enjoying 22 dining options ranging from vibrant social hubs to upscale fine dining experiences.
The resort will also feature a beach club and an expansive pool area covering approximately 3.6 hectares, with multiple swimming pools and private cabanas surrounded by lush tropical landscaping.
Moreover, Wynn Al Marjan Island will house a shopping promenade spanning 15,000 square meters filled with top-tier boutiques alongside a five-star spa and salon services. A state-of-the-art meetings and events centre measuring 7,500 square meters will also be part of the complex.
Wynn becomes UAE regulator’s singular focus
This groundbreaking project is being developed in collaboration with Marjan and RAK Hospitality Holding. It’s expected not only to be a pioneering integrated gaming resort in MENA but also remain singularly unique for some time within this emerging market landscape.
The head of the UAE’s General Commercial Gaming Regulatory Authority (GCGRA), Jim Murren, emphasised that there would not be an influx of other casino operators into the market anytime soon. He indicated that while additional licences may emerge over time — potentially within five to 10 years — the focus remains firmly on Wynn for now.
With only one casino licence issued so far in the UAE, contextually tied to Wynn Al Marjan Island’s development plans, it positions the company at a distinct advantage as it pioneers casino gaming in the region.
Analysts believe that being first-to-market often leads to rapid growth. Historically speaking, markets lacking supply see swift demand responses from consumers eager for new entertainment options.
A recent report suggested that the UAE could evolve into an $8.5bn gambling market rivalling Las Vegas’ gaming revenues and outpacing Singapore’s figures. This is a testament to both local interest levels as well as the international tourism potential associated with resorts like Wynn Al Marjan Island.
